MANILA, Philippines — NARITO na ang listahan ng mga foreclosed properties for sale ng Pag-IBIG Fund para sa buwan ng Nobyembre. Under negotiated sale ang mga ito o mga properties na dumaan na sa una at ikalawang bidding.

Discounted ang mga properties na ito. What is Pag-IBIG Affordable Housing Loan Program?








MANILA, Philippines — BILANG miyembro ng Home Development Mutual Fund o MDMF o mas kilalang Pag-IBIG Fund, may mga benepisyong maaari mong ma-avail kagaya na lamang ng short term loans at housing loans.

Alam mo ba na may programa din ang Pag-IBIG Fund para sa mga minimum wage at low-income earners? Ito ang tinatawag na Pag-IBIG Affordable Housing Loan Program.

1. Ano ang Pag-IBIG Affordable Housing Loan Program?

Ang Pag-IBIG Fund Affordable Housing Loan ay idinesenyo para sa mga minimum wage at low income erners na kumikita ng hanggang P15,000 kada buwan sa National Capital Region o NCR at mga kumikitan ng hanggang P12,000 kada buwa sa mga rehiyon o lugar sa labas ng NCR.

Sa ilalim ng programa, ang Pag-IBIG ay nag-aalok ng subsidized rate na 3% per annum para sa mga housing loan na hanggang P580,000 sa mga socialized subdivision projects at special low rates naman para sa mga housing loans na hanggang P750,000 para sa mga socialized condominium projects.

2. Ano ang benepisyo ng Pag-IBIG Affordable Housing Loan sa mga Minimum-Wage earners?

Maaaring gamitin ng mga minimum-wage earners ang Pag-IBIG Affordable Housing Loan upang i-finance ang isa o kombinasyon ng mga sumusunod:
  • Pagbili ng mga fully developed residential lot o magkadugtong na mga residential lots na hindi hihigit sa 1,000 square meters;

  • Pagbili ng residential house and lot, townhouse o condominium unit; pre-owned o brand-new units

  • Pagbili ng ari-arian na isinanla sa Pag-IBIG Fund o magkadugtong na house and lots / townhouse / row house / condominium units.

  • Konstruksiyon o pagpapatapos ng isang residential unit sa isang residential lot na pagmamay-ari ng borrower o kamag-anak ng borrower; Home improvement; at

  • Refinancing ng isang kasalukuyang housing loan, sa kondisyon, na ang borrower ay regular na nagbabayad ng amortization ng nabanggit na loan na walang past due sa loob ng nakaraang anim na buwan mula sa petsa ng aplikasyon.

3. Paano nagiging kwalipikado ang isang minimum-wage earner para sa Pag-IBIG Affordable Housing Loan?

Narito ang mga qualifications upang maging kuwalipikado para sa Pag-IBIG Affordable Housing Loan:
  • Ang monthly income ay pasok sa income levels na sakop ng loan program; 

  • May hindi bababa sa 24 na monthly membership savings na maaari ding i-lump sum;

  • Edad na hindi lalagpas sa 65-anyos sa petsa ng application at hindi lalagpas sa 70-anyos sa maturity ng loan;

  • May legal na kapasidad upang bumili o magmamay-ari ng real property:

  • May kakayahang maka-pasa sa satisfactory background / credit and employment / business checks ng Pag-IBIG Fund;

  • Walang natitirang outstanding Pag-IBIG Short-Term Loan o SRL na may arrears sa oras ng loan application; 

  • Walang Pag-IBIG Housing Loan na na-foreclosed, cancelled, bought back due to default, o subjected to dacion en pago.

  • Kung may kasalukuyang Pag-IBIG Housing Loan bilang principal buyer / borrower or co-buyer / co-borrower, importanteng updated ang account.
4. Magkano ang maaaring utangin sa ilalim ng Pag-IBIG Affordable Housing Loan?

Maaaring maka-utang ng hanggang sa P750,000. Ngunit ang halaga na maaaring hiramin ay dapat base sa pinaka-mababa sa mga sumusunod:
  • Actual need;

  • Desired loan amount;

  • Loanable amount based on your capacity to pay;

  • Loan-to-Appraised Value ratio

5.  Magkano ang interest rate?

Ang kuwalipikadong miyembro ay may karapatan sa special subsidized interest rates base sa table sa ibaba. Ang 3% na interest rate ay maaaring mapakinabangan sa unang limang taon ng loan term habang ang 6.5% rate naman ay maaaring mapakinabangan sa unang 10 taon ng loan term.

6. Paano makapag-apply para sa Pag-IBIG Affordable Housing Loan?

Ang kuwalipikadong miyembro ay madaling makapag-apply ng Pag-IBIG Housing Loan sa pamamagitan ng pag-sumite ng form at mga requirements sa alinmang Pag-IBIG Fund branch o sa pamamagitan ng accredited partner-developer kung saan bibili ng property ang isang miyembro.

Maaari ding simulan ng kuwalipikadong miyembro ang unang hakbang sa pag-apply nito para sa loan sa pamamagitan ng Virtual Pag-IBIG (www.pagibigfundservices.com/virtualpagibig), at i-click lamang ang Apply for or Manage Loans tab at piliin ang Apply for a Housing Loan.

7. Paano naman babayaran ang Pag-IBIG Affordable Housing Loan?

Maraming paraan upang mabayaran ng isang borrower ang Pag-IBIG Affordable Housing Loan nito kagaya na lamang ng mga sumusunod;
  • Sa pamamagitan ng collection servicing arrangement sa employer ng borrower kung ito ay nagtatrabaho. Sa pamamagitan nito ang employer ang magri-remit ng monthy payment sa Pag-IBIG Fund;

  • Sa pamamagitan ng pag-isyu ng post-dated checks;

  • Auto-Debit Arrangement o ADA sa alinmang Pag-IBIG Fund partner bank;

  • Maaari ding magbayad ang borrower ng kanyang monthly amortization sa pamamagitan ng Virtual Pag-IBIG, at sa alinmang Pag-IBIG Fund branch o sa pamamagitan ng Pag-IBIG accredited collecting partners’ outlets at sa kanilang online payment channels.
8.  Ano ang termino ng pagbabayad ng Pag-IBIG Affordable Housing Loan?

Ang maximum payment period para sa loan ay 30 taon.
